Over the past half dozen years there has been a huge turnover in this building. Most of the original buyers stayed on as long as possible, but now the demographics are reflective of many still active in their careers and passionate about keeping this pedigree building a true San Diego jewel. New owners are creating beautiful, magazine quality remakes of their original space.

Recent HOA boards have been aggressive in confronting the issues of a maturing building and creating preventative strategies to preserve the Del Prado for many years to come. The nominated board for the new year includes the talents and commitments of an engineer, accountant, federal judge, real estate developer, all still professionally active and a retired attorney.

The construction site to the west of the Del Prado is the excavation for a contemplated 14 story, 150 foot condo buildng (same height as the Del Prado). If completed as planned, it will result in loss of views along the west side of the unit near to Upas Street. At this height, however, the living room/balcony views to the south: Balboa Park, the cityscape and harbor will continue unobstructed as will views to the north: Hillcrest village, La Jolla, etc. Westerly views at the north end of the unit will also be preserved. There is pending neighborhood litigation challenging the project. Ask the Listing Agent for more details.

Potential buyers concerned about these matters might also consider the truly remarkable condo space, views and location remaining regardless of the outcome of the contruction and, all things being equal, the possible continuing rise in values resulting from the sale of luxury units nearby. The HOA has announced a $46 per month, per unit dues increase (new total $618) effective 10/1/04 and a reserve fund special assessment of $1,250 due 11/1/04.
