Over the past half dozen years there
has been a huge turnover in this building. Most of the original

as planned, it will result in loss of views along the west side
of the unit near to Upas Street. At this height, however, the
living room/balcony views to the south: Balboa Park, the cityscape
and harbor will continue unobstructed as will views to the north:
Hillcrest village, La Jolla, etc. Westerly views at the north
end of the unit will also be preserved. There is pending neighborhood

Potential buyers concerned about these
matters might also consider the truly remarkable condo space,
views and location remaining regardless of the outcome of the
contruction and, all things being equal, the possible continuing
rise in values resulting from the sale of luxury units nearby.
The HOA has announced a $46 per month, per unit dues increase
(new total $618) effective 10/1/04 and a reserve fund special
assessment of $1,250 due 11/1/04.
