This Gracious, 3,502 SF, Custom Home is Located in the Celebrated, Master Planned Community of Aviara just off the North Coast of San Diego County in the City of Carlsbad California.

Of the 16 separate communities in Aviara, the Gated Community of Aviara Point is the most Exclusive. All of the homes overlook the World Renowned Aviara Golf Course. “The #1 Golf Resort in Southern California” according to Condé Naste Traveler.

This custom multi-level home is spaciously elegant without being spaciously overwhelming - Very Intimate and Livable!

There are 3 bedrooms, 2.25 baths, a gourmet kitchen, office, 2 car garage and a laundry room. There is a large patio off the great room and kitchen, an intimate patio off of the dining room and a balcony upstairs.

There are three descending levels in the lower portion of the home. The office is at entry level, the master suite is on the second, the great room, dining room and kitchen are on the third.

The entry and dining room are formal. The great room is elegantly casual. Although the home is primarily Mediterranean in style, there is a definite nod to the Art Deco.

The formal entry with it’s many windows and soaring ceiling is showered with light. Like a river, the polished Indian Granite floors splash the light down into the home.

The custom cabinetry in the formal dining room adds an intimacy to it’s elegance. The vast windows, with a patio beyond, seem to bring the outdoors in - almost like dining al fresco!

The great room is just the right size - small enough to never feel lost, big enough to never feel cramped. The large windows and French doors face the east offering great morning light, while avoiding the harshness of the afternoon sun. The custom cabinetry serves two functions: displaying cherished items and concealing the entertainment media. The granite fireplace is equipped to burn gas or wood. There is a granite topped wet bar for the thirsty. The kitchen is in the next room for a bite to eat.

Through the French doors of the great room is a large patio with sweeping view that takes full advantage of the Southern California climate. Like the great room, the patio is located on the east side of the home - it’s bathed in morning light and is shaded in the afternoon. The patio runs nearly the width of the house from the kitchen to beyond the great room. It features a custom water fountain, bench seating and granite details. Beyond the patio is the fairway of the Aviara Golf Course’s 8th hole! A terrific spot for entertaining a few people or a few dozen!

Off the great room is the gourmet kitchen. The counters are the same granite used in the great room’s fireplace and wet bar, the floor is the same polished Indian granite used in the entry. The appliances are top of the line.

The generous island offers seating that, unlike most, is actually comfortable! The custom cabinetry seems to go on forever. Designed with entertainment in mind, the kitchen has a door to the patio and a passageway to the dining room

The master suite is truly an indulgence. The bedroom’s large bank of windows look beyond the golf course and across the canyon to the east. The custom cabinetry in the bedroom serves as storage and conceals the entertainment media. The 18 x 10 foot master bath features a granite vanity top, a spa tub with a granite surround and a shower with a granite surround. The master suite’s generous walk-in closet is 15 x 11 feet!

The Office, located on the entry level of the home, is big and bright with a large closet for storage. The second and third bedrooms are on the upper level of the home. One bedroom is graced with a generous balcony measuring 13 x 13 Feet.

HISTORY OF CARLSBAD

Carlsbad's history begins with the Luiseño people who located one of their villages, Palamai, near what is today Agua Hedionda Lagoon. In the 1880s a former sailor named John Frazier dug a well in the area. He began offering his water at the train station and soon the whistle-stop became known as Frazier's Station. A test done on a second fresh-water well discovered the water to be chemically similar to the one found in some of the most renowned spas in the world, such as the Carlsbad Spa in Bohemia.

To take advantage of the find, the Carlsbad Land and Mineral Water Company was formed by a German-born merchant from the Midwest named Gerhard Schutte together with Samuel Church Smith, D.D.Wadsworth and Henry Nelson. The naming of the town followed soon after, along with a major marketing campaign to attract visitors. The area experienced a period of growth, with homes and businesses sprouting up in the 1880s. Agricultural development of citrus fruits, avocados and olives soon changed the landscape. By the end of 1887, land prices fell throughout San Diego County. However, the community survived on the back of its fertile agricultural lands.

HISTORY OF AVIARA

After many years of careful planning, Aviara was created when Poinsettia Lane was extended east to El Camino Real and renamed Aviara Parkway. The first residential neighborhood, Pavona, opened in 1989. The exclusive Four Seasons Aviara Resort, now the Park Hyatt Aviara Resort, opened in 1997, bringing new casual elegance to San Diego. The final residential community, Tesoro de Aviara, was completed in 2004 bringing the total number of Aviara homes to 2,050. The 14-acre City of Carlsbad Aviara Community Park rounded out the area when it was finished in late 2005.
